The business operates across an integrated value chain spanning development, design, advanced manufacturing and design and construct delivery. As Built Living scales nationally, commercial leadership will be critical to protecting value, creating repeatable systems and balancing immediate establishment priorities with the long-term needs of the D&C business. 

The Opportunity 

The role holds end-to-end accountability for commercial performance, governance and risk across the Built Living portfolio. You will be responsible for establishing disciplined, repeatable commercial frameworks across development, manufacturing and D&C delivery. The role is accountable for margin performance, cash flow, cost predictability, procurement outcomes, contractual risk and the capability of the commercial function.

In this role, you will: 

• Set and execute Built Living’s commercial strategy, aligned with business objectives, shareholder expectations, Built governance and agreed risk appetite. 
• Establish commercial delegations, approval pathways, controls and operating rhythms across the portfolio. 
• Create repeatable commercial processes that support national scale without losing agility or accountability. 
• Provide commercial leadership across Development and Manufacturing during the establishment phase, while building the long-term D&C commercial model. 
• Lead national procurement strategy, market engagement and commercial negotiations with major suppliers, subcontractors, equipment vendors and strategic partners. 
• Develop framework agreements and procurement models that leverage standardisation, manufacturing scale and long-term buying power. 
• Lead end-to-end commercial outcomes for the D&C business, from opportunity assessment, estimating and contract negotiation through delivery, completion and close-out. 
• Build and lead a high-performing commercial function across estimating, procurement, contracts and project commercial management. 
• Set clear standards and accountabilities, coach commercial leaders and develop succession and capability as the business scales. 

What we are looking for 

• 15+ years’ experience in commercial or contracts leadership within construction, property development, infrastructure or a related project delivery environment. 

• Demonstrated accountability for commercial outcomes across complex projects or a portfolio, including margin, cash flow, forecasting and risk. 

• Advanced understanding of construction contracts, procurement models, contract administration, claims, variations and dispute resolution. 

• Proven success negotiating major customer, supplier, subcontractor or strategic procurement agreements. 

• Strong financial and commercial acumen, with the ability to translate complex issues into clear executive recommendations. 

• Proven experience building, leading and developing high-performing commercial teams. 
• Tertiary qualification in Quantity Surveying, Construction Management, Engineering, Construction Law, Commerce, Finance or a related discipline.
